Termites are a worry for everyone that lives in a wood frame home. Termites don’t pay rent and don’t deserve to be in your home, literally. Many FHA loans are currently requiring that a termite inspection be performed before the loan is written.

Facts About Termites:

• Termites cause about 3 billion dollars of damage to home and business structures every year.
• There are over 2,100 known species of termites.
• Termites live in colonies much like ants do. Up to 2 million termites can inhabit each colony.
• Termites live in colonies that are highly organized and are connected through an extensive amount of tunnels.
• “Worker” termites are working 24 hours a day digesting wood fibers and other forms of cellulose which they share with the other members of the colony.
• Once a source of food is found (a home), a pheromone trail is deposited as a map for other members of the colony to follow to the source.
• A queen termite can live up to 25 YEARS and lay THOUSANDS of eggs a day!!!! At 1000 eggs per day, that’s over 9 MILLION eggs in her life! Hopefully, the queen moves from one location to another location because that amount will do some damage to a home.
• Termites call 49 of 50 states home. KANSAS AND MISSOURI ARE ON THAT LIST.

Your termite inspection will include a visual inspection of all visible interior and exterior framing members of the home as well as the siding (wood). Areas that are suspect to termite damage will be non-invasively prodded for further analysis. A continuous Radon Screening monitor will be set up at the home to screen for radon. Many inspectors will use charcoal canisters or even viles that can be purchased from Home Depot! These methods take more time to get the results as they have to be sent off to a laboratory to be tested, then have to wait for the results. The continuous monitor not only tests every hour on the hour to allow for an accurate average reading, but it is also tamper proof and will note any intentional movements or changes during the 48-hour screening period.  RADON IS A SERIOUS ISSUE!!! RADON CAUSES CANCER. Radon is the second leading cause of lung cancer right behind smoking. If there is radon present in the home, YOU ARE EXPOSED TO IT. At All Around Home Inspections, we believe strongly that any and every home be tested for radon. Radon can be controlled but you have to know it’s there first. It is truly not worth the risk to pass this part of the inspection by. Should you elect not to have the screening performed, our advice is to ask your real estate agent to see if the current homeowners will finance the service. We will even give them our “with inspection” price because it is FOR YOU. You will feel more comfortable knowing whether or not your future home has radon. Also Known as the 11th Month Inspection

Have you recently purchased a newly built home? You are probably aware that the builder has provided you with a one year warranty on that home. Are you aware that the warranty SHOULD cover everything? With a warranty inspection, we come out to the home and do a general inspection to make sure that you or your builder have not missed anything that is in need of attention or repair. We look at homes all day and are aware of some of the not-so-common issues that may often be overlooked. We recommend this service because if you don’t find an issue within the first 12 months of purchasing a newly built home, then it is your issue to deal with financially. 5-Major Point Inspection

The major system inspection includes an inspection of the electrical system, the plumbing system, heating/ventilation and air conditioning system, water heater, and furnace. This is not a whole home inspection rather a checkup of the important major systems of the home. This service is recommended every 3-5 years on every home. It will give you peace of mind if everything checks out and is functioning as intended and in good shape.
